When I wrote recently about the structural shift coming to factory-built housing, I expected some discussion about steel versus wood, permanent chassis versus no permanent chassis, and whether a stronger rim system could reduce foundation supports.
Those conversations happened.
But the comments took the discussion somewhere more important. They reminded me that the future of offsite housing is not really about replacing one material with another. It is about whether we are finally willing to design the entire home as one connected system instead of a collection of separate decisions made by separate people.
The floor system, the transportation method, the carrier, the foundation, the installation crew, the engineer, the builder, and even the homeowner’s impression of the home are all tied together. For too long, we have treated them as though they were not.
That may be the real structural weakness underneath factory-built housing.
Stop Designing in Separate Boxes
One comment stood out because it explained the opportunity better than most product brochures ever could. The greatest gain may not come from replacing wood with steel. It may come from treating the floor, structure, logistics, assembly, and foundation as an integrated manufacturing platform from the beginning.
That is exactly right.
A factory can build a very good module. A transportation company can own excellent equipment. An installer can be experienced. A foundation contractor can follow the drawings precisely. Yet the project can still become slower, more expensive, and more frustrating if each part of the process was designed without considering the others.
Think about how often that happens. The factory builds a floor system that works well inside the plant, but it requires a long line of supports below it at the site. The builder wants a clean basement, but the foundation plan creates a forest of columns. The transportation company has carriers tied up at a jobsite or sitting beneath completed homes. The installation crew is forced to solve problems in the field that should have been solved on a drawing table months earlier.
Nobody intentionally designed a bad system. They simply designed only their part of it.
The next generation of offsite housing needs factories to ask a different question: “What happens to this home from the first production station until the owner walks through the front door?”
That question changes everything.
The Thermal-Bridging Question Cannot Be Ignored
One reader asked a direct and important question: How do builders solve thermal bridging when steel becomes part of the foundation or structural system?
That is exactly the kind of question this industry needs more of.
Steel can provide strength, span capacity, consistency, and a more direct load path. But steel also conducts heat. If it is not properly detailed within the total wall, floor, insulation, and foundation design, it can become a pathway for heat loss or unwanted condensation.
That does not make steel the wrong answer. It means steel cannot be treated as a magic answer.
The solution has to be engineered into the system. Thermal breaks, continuous insulation, properly designed connections, moisture control, and climate-specific detailing must be considered before the home leaves the factory. This is especially important as energy codes become more demanding and buyers become more aware of operating costs.
The old offsite habit of saying, “We can work that out in the field,” is becoming too expensive. A home that is structurally stronger but thermally weaker is not progress. A truly better home has to perform well in both areas.
We Have Seen This Kind of Thinking Before
Another reader brought up Cardinal Industries and reminded us that some of the ideas being called new today were being tested decades ago. Carrier systems, mechanized assembly, CAD drawings at workstations, vertical integration, concrete floor concepts, and efforts to reduce repetitive state approvals were all part of the conversation years ago.
That is a humbling reminder.
Offsite housing does not suffer from a lack of ideas. It never has. It suffers from a lack of follow-through, capital, timing, acceptance, and sometimes the willingness to disrupt systems that are still making somebody money.
The lesson from companies like Cardinal is not that innovation failed. It is that innovation has a very long memory in this industry. An idea may be ahead of its time, disappear for a while, and return years later when the market, technology, regulations, and labor situation finally catch up to it.
That is what may be happening now beneath the floor.
The removal of the permanent chassis requirement under HUD Code did not invent a new idea. It reopened a door that had been closed by regulation, habit, and the belief that there was only one practical way to transport and support a factory-built home.
Perception Still Walks in the Front Door
One comment came from someone who had considered buying a lot in a rural Michigan vacation development, only to be told that manufactured housing was not permitted. The irony was that they were considering a $500,000 modular home that would have outperformed many of the site-built homes already there.
That story matters because it shows why structural improvements and perception cannot be separated.
A better floor system, fewer visible supports, a cleaner basement, a permanent-looking foundation, easier installation, stronger performance in flood-prone areas, and more design flexibility all help the factory-built industry. But they will not, by themselves, erase decades of misinformation.
Local officials, developers, lenders, appraisers, and homeowners still make judgments based on words such as “manufactured,” “modular,” “trailer,” and “chassis.” Some of those judgments are rooted in old products. Some are rooted in ignorance. Some are rooted in exclusion disguised as community standards.
The industry has to continue improving the home itself, but it also has to show people what modern factory-built housing really is. Not through slogans. Not through glossy brochures alone. Through homes that look right, perform right, install right, and hold their value.
The Real Opportunity Is Coordination
The floor system is only one part of the story. But it may be the part that forces everyone else to sit at the same table.
Factory owners should be talking with engineers before the home is designed, not after a field problem appears. Transportation providers should be involved before the factory commits to a floor and carrier approach. Builders and installers should have a voice in how the home will meet the foundation. Developers should be asking what a better structural system can save across fifty or one hundred homes, not simply what it adds to the first house.
That is when offsite construction becomes more than a factory process.
It becomes a housing-delivery system.

The comments to my original article did not weaken the point. They made it stronger.
The future of factory-built housing is not wood versus steel. It is not modular versus HUD Code. It is not even permanent chassis versus removable transportation equipment.
The future belongs to the companies willing to stop designing a home in pieces.
A home should not be engineered in the factory, transported by someone else, set by another crew, supported by an unrelated foundation plan, and then handed to a homeowner who has to live with the compromises. The best offsite companies will begin designing the entire journey of the home as one connected system.
That is a much bigger idea than a rim joist.
It may be the real structural shift now coming to our industry.
That is also why I will be holding an all-day event in October for offsite factories throughout the East Coast. It will be a place for open discussion about the new systems, products, transportation methods, structural options, and factory changes that may come as a direct result of the passage of the Road to Housing bill.
This will not be a sales presentation disguised as an educational event. It will be a chance for factory owners, production people, engineers, builders, and others who have to make these decisions work in the real world to ask questions, challenge assumptions, and see what may be possible before the rest of the industry decides for them.
